This reverse gear mostly coz property value might have gone down. But they got no right to aks for their advance unless:
1. As soon as the registration deadline expired, they sent registered letter stating the seller disobeyed the contract and need to pay-up.
2. This must repeat every month through their lawyer or whoever.

You friend also must maintain the 10L amount to say - hey, I got all the money in my bank/escrow account but you never sent me any written letter stating you needed it back as the deadline expired.

As I see, mistake is on both sides and if at all someone goes to court, there will be arbitration which at that point will make no sense going to court.

K_M, the most important thing right now is:

1) make sure that guy does not occupy. if he occupies, he can enforce the rule that he is the owner. once payment is accepted, your party is in relatively weak position.

2) make sure the entire money received is returned and a stamped reciept with proper witnessing is obtained.

3) make sure the dispute is limited to the amount of additional compensation. you need to make the contract null and void. so that the property can become saleable again. otherwise, it cannot be sold.

Oka very close friend oka plot edo ammutunnadu India lo. 10% Advance teesukunnadu, visa expired. He couldnt go back within the contract date.

Delay ayindi. India lo buyers are asking him to come, but ikkada pregnancy etc issues tho he got stuck.

Buyers are asking the money back+ 50% extra, or will file an international case. He is willing to sell, but pregnancy ayye varaku hands are tied. Baby expected in a month.

Em chesthe without any issues bayatiki ravochu.
