mostly 150k around ani annaru chala mandhi...the house that i live has been renovated last year with energy saving facilities... also we pay for the utilities including electricity and cable...not sure about heat though my current landlord has nearly 5 or 6 such houses...recently he flipped another house and is planning to rent int he same neighborhood... as u said renting to students is the best option...also if somebody needs to save money they can buy a house and live in it during their study period....houses in university towns are very cheap...eg individual houses in waco were very cheap in the university area... | ||

perhaps you do not have college going kids yet.. but the college rent is all paid in one amount upfront for each term. only full amt paid for the term, they sign the contract. usually each student lives for 6 semesters, first two they ahve to stay in the dorm. of all the renters, students should be the best. The whole problem is I'm worried about the deadbeat renters who refuse to pay the rent or who vacate the place after several months for high rental costs? renting to students is not a problem, but we gotta think about long term plan where we don't have to worry much about keeping the apt empty without any renters.....In section housing plan, it's a gauranteed rental income in contrast to what you are talking about.. | ||

Sounds good, but sounds too exploitative to me. this is how i will redesign the plan: focus on good professional college towns. find apartments that are close to these universities where students can rent. it will work out fine. some parents i know are buying the house/apartment for their child to live while they go to the college. I have not checked the math, but may work out fine. RE prices depend on the location, i would start with where you live first. for apartments, nowadays, the down payment is atleast 30%, so you need cash. planning on buying some cheap apartments for around 30k-40k and rent it to section-8 people so that we don't have to worry much about the monthly rent as it is subsidized by the govt...Also we get low income housing tax credit... What do you think about this idea bro? |
