At that time, the basic market value was Rs.10,300 per square yard, which works out to Rs.4.98 crore per acre. The transfer of entire project by the developer Emaar Properties to Emaar MGH with all the rights, and agency agreement from Emaar MGH with Stylish Homes Pvt Limited was never brought to the notice of the APIIC. The development of the township project at Manikonda was done by Emaar Hills Township Private Limited was hived as SPV 1. Development of the golf course and resort hotel at Manikonda by Boulder Hills Leisure Pvt Limited BP was formed as SPV 2, and development of a convention centre and business hotel as SPV 3. SPV-1 was for the golf course, club house, villas development, In SPV-1, the Emaar share was 74 per cent and the APIIC, 26 per cent. In SPV-3, for the convention centre-•••-exhibition complex with business hotel, Emaar had a 51 per cent share, while the APIIC had 49 per cent. The following is the timeline in the Emaar trail: * July 26, 2001: Government calls for expression of interest (EoI) from bidders for international standard convention centre, a star hotel, golf course and villas. * September 26, 2001: Three consortia out of five short-listed * January 8, 2002: Emaar Properties selected as developer of integrated project. * June 28, 2003: Cabinet sub-committee approves the collaboration agreement between APIIC and Emaar. * August 19, 2003: Agreement struck between APIIC and Emaar for development of project by special purpose vehicles. * March 12, 2004: APIIC board meeting approves the collaboration agreement | ||
