here are the steps
create LLC,
get a TIN number,
link them
buy a property (write contract in your LLC name)
go to local credit unions or local banks
tell them you bought a Residential rental property under your LLC and you need a business loan to finance the purchase.(this will be a commercial/business loan so your interest rate will be Prime+3.5% at the minimum)

the loan will be on your LLC name but you will be the guarantor.(if you do credit check on your name, the loan will not show up in your liabilities list)

It depends on many factors and on your situation

If you are just buying one property by yourself.. and if it is under $500k and renting out.. just buy on yourself or add your spouse too ( if working) .Will be easy to get mortgage and easy to sell

If you are planning to buy a multi unit property along with few friends/partners ,and have 35 percent or more down payment,then go for LLC

loan and taxes are different
Loan- Both of you sign (would suggest only one of you take loan so that other party can take another loan for another property)
Form LLC- Issue K1's for tax filing.

Simple..now send me $100
