r u planning on selling all the properties as a package or also sell them individually? you can specify the details in the listing agreement but always better to go with one agent as he might give you a cut on the commission he/ she usually charges. Doesn't really matter if you use one agent or more than one as they will all be listed at the same place, but better to go with one agent for reasons mentioned earlier and also you can push the agent to be more aggressive and pro active in selling on multiple platforms...yedho list chesesam...mana pani ayipoyindi ani anukune vaadu kaakunda...I have to sell it ani active ga vunde vaadiki ivvu....package laga can appeal to investiors as well (if they are multi tenant properties) regular mls, costar, etc commercial sites lo kuda pette vaallaki ivvandi....as that will showcase the properties for investors as well, in addition to regular home buyers. i know 5 top notch listing agents personally, so instead of giving everything to one give at least one to each one, based on their performance i can decide what to do next is the one strategy.
i cannot wait for 5 months and change the listing agent if they don't sell any thing

what is the best strategy? i have good marketing people but don't want to bind contractually, at the same time selling agents also should make money.

instead of giving exclusivity they can sell any home they want out of the pool of homes and they can get complete 5%, this is only for few know agents..

but complete exclusivity ante some how didn't liked it..

non exclusivity gatra is total time waste...give it to some good local aent who will present the home well...seller has to pay the selling broker 3.0% (genl inudstry standard) and there are many people who list for 1-1.5% so 4-4.5 % spend chesenduku ready avvvali...and that is the right way to do.....exclussive listing isthene dedicated ga pani chestharu.....sontham ga ammukolema ante yes anyone can...a bargaining paper work etc anni chesukovali..sonthanga ammina 3')% pay cheyakunte the other agent will not be interested to show your house...so end of the day sonthanga cheyadamaa professional ki icchi senagalu thini sethulu kadukkunnattu ga cheyadamaa anedhi personal preference.

non exclusivity ivvakunda or certain fee ki where can we list homes..

who ever gets the buyer they get the certain % of commission, but my friend don't want to restrict the listing agent and sale go through one person

any ideas?
