IRR is the supposed to be the real rate of return based on Net Present value of Future Cash flows. You future value of cash is not same as today, hence it is to be taken into consideration. How do you find out Net Present Value of future cash? Based on inflation rate of a particular day. Government gives this rate. You can get a table for NPV for each day based on inflation rate. Let us say you return on an investment of $1,000,000 for ten years is $50,000 per year. For 10 year ROI is $500,000. But when you apply the NPV factor it year 1 - 50,000 YEar 2 - 48,000 YEar3 - 46,000 like this. So you IRR will be different from your actual return. | ||

Internal rate of return is simply the rate of return that a project gives.
