It was a grand plan to introduce Papa John's to India and bunch of people (mainly from Seattle) formed a company and took Franchise licenses for all of North India and actually started few in Delhi area and had plans to develop 50+ locations (in Delhi, Punjab, Haryana, UP, MP etc.) in two years. But the problem was one guy was running the whole thing by staying in India and he started signing the multi-year expensive leases in the POSH malls and started spending lavishly and kept on taking more money from more investors.

One fine day he tried to commit suicide and we came to know that he was not paying to suppliers, leases etc and he also had marital problems as he was mostly in India leaving businesses (restaurants/groceries in Seattle area). So the whole thing collapsed due to mismanagement.

I lost $55K in the venture. Sad story. But came to know the guys who bought the bankrupt business from us (midlle eastern investors) are doing good.

I thought investing in India especially during initial times, basically fearing of missing out on booming India and opportunities, thought it was a good investment, but didn't do my home work. Ventured into this blindly.

True MOSTLY. I, for one, never invested in Indian RE market. I did do an investment for Papa John's franchise in India along with few friends which WENT BUST and LOST 100% of my investment.

So decided, NO matter how attractive the investment opportunity in India is, I don't want to invest EXCEPT through ETF's that concentrate on India. Never direct ventures.

I am sure Vijaywada lo aa prices ku main reason NRIs. Either they own that land trying to sell or trying to buy a land even at very high prices.

last 2-3 years some NRIs realized their mistake and starited investing here and are buying homes here.

I always tell my friends and relatives that I can easily buy an excellent house for ~750K in DC Metro area, which is Capital of US and one of the BEST cities in the world with NO water/electricity/access roads problems, but cann't buy a house/plot in HYD where is there is NO PROPER road, NO WATER facilities etc.

I guess the Supply & Demand is the root cause.

Yemo last week I asked my parents how much would I inherit ..

They gave me some insights of what I have....

I thought that’s too much just for a land ...while I can get a nice house here for less price...

I could happily live just by renting this house if I bought one.....

Calculate here if you give for students they pay 300-350 euro per room...5 rooms 1500 to 1750 per month....

If it’s 2 story building more rents say around 2250 euros.....

Happily livable....in vijayawada if we make investment of that sort on housing maximum return is 1 lakh....

That is if you buy land and build a house which itself would cost 1.5 plus 70-80 lakhs for nice two story building....ante around 2.5 c which is around 350k euros

It’s not downtown it’s in the city....

In vijayawada in ashok nagar our(my) piece of land is 240 sq yards It costs more than 1.5C which is what I compared and said...

I recently came to know this staunch reality.......

Is it the same case in U.S

Here housing market is heavily regulated....Airbnb and other short term housing is discouraged....and laws favore individual housing and monopoly of housing....

The city where I live a house can be obtained for 175k to 200k euros.....it’s one of biggest cities....in Netherlands I fact in top5....in Germany its even cheaper......

While to get a piece of land itself it costs more than that in vinayawada or vizag forget about house....

Instead of buying a house in vijayawada we can happily buy in Amsterdam where the rents are high..
