I did sold a lot/site and home in India in 2016 and got some money back and parked some money in bank deposits in India.

1. tax implications - No matter whether you keep the sale proceeds in India or get them to US, you have to declare that in your tax returns. There is a captial gains tax applicable for the net proceeds.

If you purchases a property in India lets say in 2005 for Rs.10,00,000.
Now it is Rs.50,00,000.
You sold it for Rs,50,00,000. You pay tax in India on Rs.40,00,000. Lets say you paid tax of Rs.6,00,000. then your net proceeds are Rs.34,00,000. In US you have to pay tax on Rs.34,00,000 converted into US$.

However, you can add any registration fee, upgrade costs etc to your purchase cost and deduct them from your sale proceeds.

You need to show your NRI/NRO accounts in FBAR also in case your sale proceeds parked there are more than US $10,000 at any point of time in the prior tax year.

Apartment ki as such appriciate undadu.. 50 konte 50 ne untadi.. 10 years ayina. ma ante.. 60 avutundi.. aa 10 years ki.. ni wood work antha rental vallu.. eki parestaru.. so you loose that money.. repairs ki oo 5 laks untadi..

so apartment is always bad investment. Rental baga vacche dantlo ayithe.. fine.. rental rani dantlo.. you are paying for someone to enjoy.


Land ayithe.. nivu 5 laks petti 2004 lo konte.. ippudu minimum 30 laks untadi.. ade appudu 10 laks petti rendu chotla konte.. ippudu 50laks untadi..

House also increase.. but not at the percentage of land.. land peruguthe house value perugutundi

yes,you can open NRE/NRO account with yoru OCI card

Adhar card and PAN card is no way related to Citizenship status even a foriegner can apply

You can deposit It into your nro account and then transfer to your us bank, you have to pay taxes for capital gain in usa, if the property is in your name

Investment ki i won't suggest bro.. that's the reason i am also trying to

bought it for 28 lakhs in 2010 time and prices are still at 32 or so

On the paper it looks awesome... less than 3 KMs from Hi-tech city Cyber towers, 1/2 KM from 100 Ft major road, international schools, HUDA layout etc

2 BHK with 1200 sq ft, complete wood work etc with above specs.. market price around 32-34 lakhs ante you can imagine something is not right ani

basic problem emiti ante, even though this Gayatri Nagar area is 100% HUDA layout, approved etc... to get there from Cyber towers you have to pass through Ayyappa society which as you may know has been in trouble for long time

Ayyappa society prices are less because they have some issues with paper work.. hence ppl expect similar prices in this layout also even though totally different

anyway, manam ikkada vundi online research chesi desam lo buying chesthe ilaage vuntundi anukuntaa... unless you have someone who can really do good research and give honest opinion to you

You can repatriate 100% back to USA with out any tax or legal implictations provide that
You have bought the apt with funds that are transferred from USA(abroad) through banking/lgeal channels (and you are able to prove )
If not you can still able to repatriate as the funds (as regualr Indian resident) upto $250k a year .But you nee do pay taxes(capital gains,if any on the property)
You may need to provide documents/paper work to bank
