ekkada bhayya buying California lo naa, last years my brotherinlaw bought town home for 740,0000 when it is listed for 700,000, he bidded 40 thousand more in Fremont. Do your analysis with your realtor before bidding if you really serious about it.

Yep, adhey anukuntunna....if home inspection report comes back saying the flooring has mold, I will ask the seller to pay for infrared thermal imaging mold inspection, otherwise I will back out of this deal

ok...nenu aithe structural inspection ki 400 pettanu and 40 for termite inspection...
If u want to be sure...go for infrared inspection....konchem extra cost...donno how much..

Usually, buyer will do this inspection after offer is accepted, like regular home inspection, mold inspection and radon inspection. Most of the people will do regular home inspection remaining are depending on the individual choice.

If you are really interested to buy that house, then you can negotiate with your seller to bare those expenses (mould inspection), becauase he already listed as he did repairs regarding leakages. In case if the seller is not paying, you can do it through local inspection, it may not cost more than 500$. However, you need to make sure your offer will be contingency on Inspection (including mould issues).

Apparently, there are people who specialize in mold testing. Regular Inspection people will tell you about mold, but they won't tell you root cause or how much it costs for removal

In immediate terms, your worry should be if an appraiser is concerned enough about the mold to reduce the appraised value of the house. Ex: 500k house sale price unte, if appraiser says house value is 450k, you'll have to front the remaining 50k yourself

I am planning to put an offer this week, I saw this in the disclosure

"Item V. In February of this year the water supply line to the refrigerator broke and water damaged the
hardwoods, the kitchen floor, and the carpeting in the family room. The insurance company sent a check
for 11,000+ and that money was used to repair and refinish the hardwoods, install new linoleum in the
kitchen and the hall bath, install new carpeting in the family, and Paint the interior of the home. I also
had the back patio room removed and did some repairs and painting at the back slider.
Around 2006, the kitchen was remodeled, the windows were installed, and the turf was put in"

couple of buyers backed out because of this damage...naa question enti antey...is it easy to detect molds during home inspection? or should I get specialized mold inspection report

Seller is not willing to pay for these reports and this might cost me upto 1000$

Any advice would be great
