as long as it is with in reasonable driving distance it is ok. imagine doing this if you live in san jose, and if you have 1 rental house in dallas or somewhere in east coast and you only have a $100 ashflow after all the expense.

tenents and property managers start playing all kinds of tricks as soon as they know you do not live near them.

it all depends on how much you trust your tenents, property manager, how well you know the rental market and what is your risk tolerance level.

Looks authentic they got all SEC reporting 10-Qs, 10-Ks .Product is not fixed income bond and is REIT underlying hotels or real estate make money

Thanks for the link.

Yes, it is very decent fixed return. Since I didn't had full confidence, I invested onl small amount to test the waters.

They have been paying without any problems since last 2-3 years.

But, please do your own investigation before investing. I just shared my own experience for other people's benefit. I have nothing to do with this or don't gain any personal wealth.

Value is a relative term. what seemed to be a good deal back in 2006 became a worst deal by mid 2008.
I will still stick to my initial advice - Invest where you live specially if you are a Newbie. There is a lot research you need to do if you want to buy rental properties like what school districts, offices, shopping places , what type of properties rent quick in which type of neighourhoods for example if your neighbourhood has mostly 1br and 2 br homes where mostly young professionals rent, if you own a 3/2 or 4/2 in that neighbourhood its hard to rent and you might have to settle for less rent same is true for other way around and what are the median rents. Unless you are a seasoned RE invester its highly impossible to know/understand/assess all these if you are living in bay area and want to buy house in Dallas.

There is this APPLE series investment options which returns 7% annually paid monthly.

These guys constructs new brand name hotels (Hilton/Marriott etc.) and raises money through APPLE series (now it is at APPLE 10 I believe).

I have invested small amount and so far the payments have been pretty prompt (directly deposited into my bank account).

I bought these through David Lerner Assosiates. I think this is very decent investment.

first and foremost rule to follow in Rental properties specially if you are a newbie invest where you live. If you live in Bay Area invest in bay area, if yo ulive in dallas invest in dallas.

Make sure you have atleast +100ve cashflow from day 1.

what is best RE investment option. Felt Bay area is too costly even for condo. Any recommendation for 300K- 350K range Rental community. How about Dallas?
