I gave 20147 and 27519 ZIP Codes which are for ASHBURN, VA and CARY, NC! It shows a JUMP of 9% in ASHBURN and 27% in CARY!! That means ASHBURN Peaked very fast between 2003-07 and crashed quickly by 2011 and than started rising again! CARY NC may be did not PEAK in those 2006-07 days but started gradual increasing and touched this number!

1) Can this recovery sustain if interest rates are 6-7% ?

2) this is recovery fuelled by austerity measures, all time low interest rates..where savers are penalized..

3) now at this exorbant house pricesrates..major part of your earnings goes into rent/mortgage..so you will be left with little to spend

4) all ready retail sector in westren world is showing huge drop in profits..

they keep engineering bank rates..and where we end up is deflation...like japan style


Good points. I think this will also end in an ugly way.
Negative people suck the life out of you. Stop wasting time fighting battles and trying to win people over that don’t matter.

this is the biggest puzzle...how long can they keep interest rates this low to fuel housing growth? What happens to these prices when rates eventually go up?

yeah...Dallas/Fort Worth, some zips are up over 60% from 2004 values. pretty interesting study, you can use it to identify potential future bubbles.
