my 2 cents by multiplexes at 10% less than the FMV. (remember 10% less than the fmv not 10%less than the asking price ) . always get an inspection . include inspection clause in your contract.so that if you find something big that needs to be fixed you can either renegotiate the price or back out with out any financial dent. and another general rule of thumb for multi famly houses. you should get atleat 1% of your purchase price as rent everymonth for you to break even on the house for example if you want to buy a house for 100K you should atleast get 1000 dollars in rent everymonth. i can analyze the deal for you if you dont mind sharing the details email:- savyasachiccdb@gmail.com | ||

super good is not needed , you need schools atleast 8 or above , to teach some thing in the school.. some schools with 5 or 6 ratings have too many problems - | ||

theoretically from KG. But I dont take too much pressure to keep the kiddo in SUPER School district at early classes. If possible, its good if not, at least from 3rd or 4th grade, good school district matters. | ||

Duplex = Two houses in a unit. Planning to buy between me and my brother-in-law. I plan to sell my single family home and move into one unit of Duplex (3BRK). Single family home is very huge to maintain and to pay. Even if my BIL is not going to be with me, I can rent it out. | ||

Did any one try to buy a duplex? Any good and bad experiences? I am thinking of buying a 3BRK+3BRK duplex(if not 3BRK+2BRK)in CA(good schools). Where could I go wrong? I can afford up to $5K-$6K per month for mortgage and got above 810 FICO. Please blast me here and there to learn more... TIA |
