my recent observation..bangalore lo 30-40 laks market is gone to dogs...kupplu kuppalu empty vunnayi..but premium segment is going okay..

people are ready to pay money if you give them quality and full amenities housing..

flat sales lo Mumabi ni shortly beat chetundhi antunnaru..




Not just 30-40 lakhs, even premium segment scene is very bad in Bangalore. My friend had put his good premium apt for rent, 7 months nunchi kaali ga undhi. He also put up another house for sale, 1 year ayyindi..inka alane undhi...

And the comparison with Mumbai on flat sales is immaterial. Flat sales lo Mumbai is always low as the actual construction activity there is generally on the lower side.

Overall ga entante,over a period of time everything regresses to the mean. Now construction activity has slowed down in NCR, which will lead to reduction in inventory hangover in 2-3 years and then prices will pick up again.

Hyd had a bad time due to the Telangana issues. But that apart, it is better place to live and work than Bangalore. Bangalore lo traffic jam lo unte, hypertension guarantee. Worst traffic and infrastructure in the whole of India. No second thoughts in that.

not necesaarily that only affordability play a role for RE to do well..

it's location..location..location..and how much other state people like tamilians/kannadigas/keralites and north indians want to make it as a home matters..

also how easy its to commute to other states over weekends...

Hyd dropped from ph-I 100 smart cities programme. in case, programme takes-off lag will prevail in mid-term for hyd as it is time for hyd to ramp-up and fix loose ends

On one side, while its good for cost of living, its also an indicator that the city isnt progressing as well given the infrastructure

RE was and is always affordable in hyderabad..if you really dig into numbers..aptment sale eppudoo 25L to 40 L ranhe lo will have large numbers..


premium market is very very low in hyderabad...you can find max 20-30 premium ventures in hyderabd

JLL India -- The report mentioned that Hyderabad's realty market is now set for an upswing after a prolonged slump due to the global recession followed by political turmoil.

On Hyderabad, Puri said it is perhaps one of the most affordable cities among all tier 1 cities of India.
