general maintenance gurinchi claus epettochu. other way is collect 2 months of security deposit which will be refunded only if house is in prior condition. before renting walkthrough house with your video camera so you can do the same when they move out. ekku8va damage chesthe insuranceclaim chesukotame.

key thing is put in clause that they cannot make any alterations, paint without your written consent. inka aa pai ne luck.

Agree! I am trying to understand on the leverage that a landlord has on the tenant to keep up with regular maintenance stuff... maa neighborhood lo pakka illu rented and the tenant used to maintain the house better than many owners in our community. I always wondored if they had something binding in thier lease agreement to that effect!

We gave ours to property management. They are doing good job. But, commission valla manaki konchem loss ayina, on the brighter side no headaches manaki. Another option is seek realtor's help to find a tenant ( they take care of bg check and credit check) and you pay them for that. Tenant decent fellow aithe no issues, otherwise prathi chinna daaniki call chesthaar, adi poyindi, idi padayindi ani visigisthaaru. One of my friends is going through these headaches.

Once u buy a property in us, u r in loss as while selling u have to pay 6% fee so just dont buy any property u will loose money when selling. Us lo india laga kadu where appreciation happens everywhere due to inflation.

Most houses in us do not appreciate

easy man, dallas market and VA market has been going up for so many years so u have some reliable markets where u can buy.


Property rate appreciation is cyclical. It looks great if you see last few years but picture will be totally different if you take a long term view of 10+ years (If bought between 1995 to 2006).

BTW, I was just trying to understand what are the typical returns in rental properties.

Let's say, 30% of 55K (16.5K) plus 10K other initial expenses as your equity. Just want to know what kind of returns one can expect from rental property.




Agree with Gotcha below. Na case ki I am ok if I get 8-10% return for the first yr as I have a mortgage. But, I am planning to pay it off in a yr or so..

We cannot predict Property rate appreciation so got to put it aside for now and stick to only rent part which is predictable and can help in estimating returns.

6) Initial deposit and first month rent personal check accept cheyaddu.. Only cashier's checks allowed ani cheppali.. Most of the bad tenants will be eliminated here.

Realtors will help and do all for half of first month rent if you want...

Yeah...agree with this! ikkada maa kada 10% of rent plus 5k deposit for any maintenance expenses ani cheppadu maa agent which I think is reasonable if you don't have a mortgage..
