Yes definitely. I agree with you. I bought the 700k when it is valued at 750k. Because they are retired couple and selling it to downgrade. I also got my pie . That is the reason you make money when you buy it not when you sell it. When you buy it the higher valued one for low, you already made money. When you buy something and hoping that it would increase with market and do wonders then it may happen or may not happen. I am not a guru in money matters.I agree with you the market can crash anytime. All we need to take care , get pass through that cloud. All we need to do is not be in a situation to sell the house when there is downturn.

you are in a bull cycle and thats the reason you are so confident that you will never incur down turn. You are wrong my friend. Look the historic data and watch the house price trends..once it starts dropping...it drops like a rock. On another note, if its your primary residence the value of the house does not matter how much ever it appreciates other than numbers on the paper because if you sell it and want to buy another home, your new home purchase will also be at the appreciated price. Bottom line, buy in your means as you need to account for taxes/repairs /utility/interest on mortgage. | ||

So my advise is if we have few savings ( ), dont try to buy a new house to rent . It would kill your time and would be burden to you. After few years the value of the house is low as we buy smaller house. Instead upgrade your to bigger one with bigger mortgage. Enjoy your life in bigger house and see your share increased without any fuss. | ||

If we select prime areas, that would happen. This applies to all urban people. Had I buy with my 140k another 300k or 400k house , my house would be now 350k or 450k profiting another 50k in two years. As I have gone for a bigger game, it exceeds my one year salary in one year. Increase is linear in urban cities. For example, If I have 200k house after one year I would get 220k ( 10% increase). If I have 500k house, after one year it would be close to 550k( 10% increase)+ 25k ( Prime area increase !! or as urban gets bigger difficult to find good houses ). With similar deposit , I can buy either 200k house or 550k house. But after one year my mortgage remains same but my share in house increases! | ||

Yes you are correct. but I learned my lesson other way. 
I full agree with you. This is the correct text. By the time we try to buy house with our savings, we need to wait another 10-20 years with our savings. It may not be correct for business people but for employees. If we need to generate $1000 per month, we need to either invest in shares, rent houses, small businesses etc etc. There can be high and downs in this. Then when we acheive that dream to generate $1000 with our limited knowldege in shares /businesses as we get limited time .
With my moderate salary after 3 years struggle , I saved 25k. I borrowed another 25k ( bank loan and friends) and bought a house for 300k ( 250k mortgage interest only). My salary is bit increased with time and another salaray added. we paid off our borrowing money and spent 20k on the house. While re-mortgaging after 2 years, I took 20k (keeping the same deposit ratio ) from the bank to buy a new car ( It will be completely another discussion why I buy a new car). After 4 years we sold it for 430k. So my remaining amount is 430k - 250 ( mortgage from bank) -20k( addiotnal borrowing while re mortgaging) -20k ( which I spent on house) = 140k (this includes my first 25k + money from friends + 10k stamp duty). So I am remained with 90k profit. With these 90k I can buy a small house keeping my mortage payments low or buy a large house with bigger mortgage. Having said that I opted for second option. But 700k house with 550k mortgage ( 90 profit +50k my money+ 10k new savings!) in Prime area. After one year , the house price is 800k!! After one year I took a loan from banks ( as I am a owner of bigger house banks are after me to lend money with lower interests). I took another 30k loan from the banks plus 20k savings and used it on property. so total spent 50k. Now the house is valued at 940k while remortgaging after 2 years. Now I have larger mortgage on me but at the same I have larger deposit in the house ( game is bigger) Now the property is valued at another 900k. You will make money when you buy it not when you sell it } | ||

dude i think you missed the point here. the author says mortgage is a burden, the doesnt say take as much mortgate as you can on your house. what the author says is "make enough money/inventments so that the return on your investments (interest/dividentsorROI) is used for the mortgate payments. example:- if your monthly mortgate is $1000 per month, try to buy a house when your investments/savings generates $1000 every month. if you use your pay check to pay your mortgate, you wont have save enough. you will work all your life trying to payoff the mortgage | ||

As
Investing ante India lo block chesukovadam kaadhu. Local investment where I have more control over the things. One of us is on perm job which covers 60-70% of our outings. Other is contract which covers our luxury trips and investment .I dont believe in pensions etc. We just invest ourself for retirement. At any time, we can convert them into liquid cash with re mortgage the current house and take cash from the bank. Bank interests are less than 2% as we put higher deposit. There are two scenarios , given 500k i) Buy mutiple houses and manage them for rent etc. After 20 years, paying off mortage with rent+savings and plan for retirement. ii) Buy a good house ( more than a million). As our down payment is higher interest would be less . Make sure the house is in prime area so you would get 10-15% increase in our house value. Make modifications to the house which increases the value of the property. Obviously enjoy the good house. If money is really needed get it from bank as you do re-mortgage. At the end of the day( retirement) downgrade to new house and get the excess money for your retirement. I would always incline towards second option. | ||
