not like desam, unless they specified for particular zoning it is of no use,

you cannot build what ever you want if you have land,

I think it is more safe to pay premium and buy the land which already has township approval for commercial use

lot of realtors / owners get these approvals in advance to make it more attractive


Honestly speaking maa friend ameture... zero experience in this business... but he owns a condo or 2 in jersey shore... couple of town homes and of course his home..

He is in to buying homes and renting them kaani first time he wanted to venture in to this business... debba paddadi... not sure if he tried after that...

Naa gujju colleague tried to venture in to Residential Realestate... central or jersey shore deggera he bought few acres and wanted to work with a builder in constructing few town homes.. land kuda chaala manchi location la undi... had he successfully finished the project, he would have made a lot of money...

BUT..

When he went to the city for permission.. chaala wait cheyyinchi they delayed it for ever.. he waited for few months, fought with the city and finally couldn't get the permission.... He sold it later feeling its a dead investment..

CUT cheste...

2-3 months after he sold akkada construction start ayyindi... high light is akkada mayor or some other politician relative is the person who bought and got the approvals pretty fast...

I am not saying this will happen to everybody... but ikkada kuda chaala game nadustadi...

Sounds like a safer investment since real estate always pays off in long term..

may not give 100% return in 3-4 years like in desam but much better than any other investment option in usa i guess.. right?

Any one tried or researched in this area ?

Memu vunde area lo couple of big strip malls or retail complexes came up in last 1-2 years and and they are 100% leased out even before completion

What kind of returns can we expect in this market / biz?

I heard couple of guys here have done some projects.. so wanted to check
