Long term lo sure gaa peruguthundi because it is right in the middle of ITIR Gachibowli region and the road "Kanchagachibowli road" is an official feeder to ORR and will become four lane in future.

Kaani immediate future lo there won't be any appreciation. 1 or 2 years ante light.

2012 lo I almost bought a 3BHK in Cyber Commune for 52L all inclusive. However, loved Sarovar more as the open area in Sarovar is much more than in Cyber Commune though carpet area is less. So ended up buying a Sarovar flat.

I live in Sarovar which is practically next door to Cyber Commune. You can expect a rent of 20K in Cyber Commune. Depending on the quality of woodwork, the apartment can fetch 70-80L (Even more if you are patient enough) if you sell it.

Here is the situation

My friend has a 3 bed room unit in Aparna Cyber commune which he bought in 2011. Since June 2012 he has let his unit to some private PG college who are using it as a guest house. He is getting about 18K per month. The contract is getting expired this month and as per my understanding contract won't be extended.

My friend is not native of Hyderabad, in fact he hardly lived there and the only connection is His in-laws live there. He is in two minds regarding what to do next with the property. He has decided to live in australia and is inclined to sell his property but at the same time he wants to know how much rent he can expect now, if he decides to keep it.

As hyderabad locals please let me know how much rental value he can expect at the same time let me know what is the value of the property if he decides to sell.
