Main risk is the FEES that CBN is looking to extract by bumping charges and land values..

Pedaparimi-Nekkalu road:- North side is pooled so only left is not pooled..These areas have 3 power lines going compared to other side(only ONE).




I don't mean to say power lines is issue..But check the way they are going close to your land...Also there is Knowledge park proposed in Master plan on this side only...

Also there is a high chance you get one MOST important buildings here on this side close to Ananthavaram Temple

Soil is very good for construction(hard soil) on this side compared to other 3 sides....

1) Pedaparimi is one of the best locations and very central to south of capital out side pooling. From Guntur west(for Rayalaseema areas) there will be road to Capital from this side in future...

pedaparimi-neerukonda Road:- These had kondavetivagu issue in the past but Today became HOT lands...This road North side is Tullur Mandal(only lands not pooled in Tulluru mandal as of Today) and south is Tadikonda mandal lands..

Also Neerukonda villagers have grand plans to get a park on their village hill putting pressure on CBN.This hill may get something for sure if my guess is correct as the hill is very conveniently positioned and shape


Pedaparimi-Nekkalu road:- North side is pooled so only left is not pooled..These areas have 3 power lines going compared to other side(only ONE).

Pedaparimi-Tadikonda road:- Pedaparimi village hides capital but Tadikonda is the best village that has potential(richest people and they are capable of big things) so good area..Tadikonda village is very nice village and even outsiders can feel safe on any issue..

2) Poling vs Non-ppoling

This is something I am confused too after few details I am hearing lately.

NONPOOLING:- CBN is going to increase land values abnormally(and how much is something we are not sure) in these areas once ORR pooling also is complete.

You get MORE land in your hand and that is big advantage

Conversion charges e.t.c may be HIGH if does that
You need to spend on development of your land
Also if your land is in no mans land(no donka) then you are at the mercy of your neighbors if u want to do any development

If you have donka access atleast then go for this without any doubt..
Also make sure measurements are done properly when you buy(some lands has less land than documents shown and you don't want fights with locals)

POOLING:- Once you are in pooling

- u get land ready for construction without other headaches and also clear documents and no neighbor issues(like measurements e.t.c)

lets go by worst case scenario..

Nayaraipur was built in 17K acres and they are looking to expand 10-15K crores more on top of what they got..
WE are 2 times to their population and economy wise(Even more socially advanced)

1 lakhs+ families are expected to migrate in 5-7 years in public sector(state,central institutes,banks e.t.c).

Nayaraipur had no revenue generation formula..Where as we are better positioned because of river front..

As an example I showed Mantena raju asramam on how a river front can change things..

Worst case also wee are 50-70% better than Nayaraipur,Agree???
In that worst case also 15k is justified.

if this river front cannot do better than Nayaraipur then imagine Donakonda capital in returns?????

By the way why do we need MFG industry in this 30K acres????? For that already little far away clusters are identified.

Another example, My family and cousins each one of us we are looking at doing our own project returning back to India. Many already left jobs and started work.

For ex:- Water sports we are trying(of course we are afraid of biggies coming into this) to start and also thinking of Nursery+Function hall(because soil+water advantage)

if it is Donakonda or flat capital then at best we have to do "selling tea,coffee,Tiffins or hotels for the govt employees staff"

Here you can expect floating because of proximity to Vij/Guntur and also Garden place...

This will be biggest mistake in my opinion and I am hearing this from many...At that time many BIG shots will enter because they can afford.

Even if they do minimum development 1) just put roads 2) complete assmebly,secretariat,raj bhavan also it would go 15K+ sq yard..

Many people here I see they comment without knowing this area and never seen this in their life.

"Just an Assembly in garden on river front is good enough" to get everyones attention....

if you cannot believe see this ashramam as an example...Do you think our Assmebly will be worst than this????

As per last year talk he is doing better business than a 7 star hotel in Hyderabad(because it is river front and the experience is awesome)

Today He is putting 90 lakhs on AGRI land which is 5 lakhs
By next year he is getting(certificate in an year and land later) PLOT which is calculated in sq yards and the value goes sharply up ...

In future any income abnormal growth it is easy to defend..

Also CBN is going to bump sq yard value in this area to 10K plus minimum once ORR land pooling completes..For 450 sq yards it is much more high

Take another case where we just buy Agri land which has value of 5 lakhs on Govt value!!!!

Simple maths

1) You are getting sq yard for around 6500 Ruppes.
2) Also you are getting 450 sq yards commercial(if we want commercial ourselves its a nightmare and takes long time+money)
3)On top your WHITE money stays WHITE(where as generally if we buy agri land anywhere else it becomes black)

4) If you buy plot your registration charges are more and now u are paying peanuts as charges

There is nothing that can beat this equation in RE

There are different rates in this area.
If you are close to area where there are 100 sq yards plot(past approved ventures) then it is less.

if you are close to NEW Bypass(but not kondaveti vagu very adjucent) then little better.




This land is already given to pooling... so not close to 100sqyd plots i guess... i will let u know the survey number in a minute

Here is the new GO and as per that it is 450 sq yards.

In Yerrabalem there are different rates.

There are different rates in this area.
If you are close to area where there are 100 sq yards plot(past approved ventures) then it is less.

if you are close to NEW Bypass(but not kondaveti vagu very adjucent) then little better.

What is the survey no?

Becareful of agents in this area. Most of agents from mangalagiri old highway area are very worst. Also in whole CRDA you have maximum controversies only near OLD highway lands..
