In case of delay in delivery of the apartment for reasons other than what is stated above, after the stipulated period with an additional grace period of Six months and if the delay persists, the VENDOR shall pay the Purchaser/s damages at Rs.7,500/- (Rupees Seven Thousand Five Hundred Only) for the Two Bed Room Apartments and Rs.10,000/- (Rupees Ten Thousand Only) for Three Bed Room Apartments, per month of delay of the Schedule `C' Apartment till delivery, provided the Purchaser/s has/have paid all the amounts payable as per this Agreement and within the stipulated period and has not violated any of the terms of this agreement. However, if the delay is on account of Purchaser/s seeking modifications in Schedule `C' Property there is no liability on the VENDOR to pay any damages as aforesaid. naa agreement adi Builder violated it akkada residents consumer court ki veltey lawyer meeeku ippudaina 200% dabbu vastadi but just wait for that bill annadu anta waiting for it. Land acquisition bill super fast ga ordinance thechchi agenda lo pettaru budget session lo..but real estate bill does not appear to be seeing light of day anytime soon. Builder lobby bagane pani chesthondhi...here too the BJP diluted some important clauses of the draft bill that was approved by the UPA cabinet. They diluted the important escrow clause from 70% to 50%. And still the builder lobby ensured that the cabinet deferred its decision. First cabinet decision undali, then reference to standing committee etc etc. I do not see this happening till another year or two. I see this as crucial for real estate revival across the country.
