Mrhyderabad:You must have heard the saying "Analysis analysis paralysis".. perfect example for house search and analysis IMO I know couple of families who have been in the market for god knows how many years.. you will be stunned with their knowledge on the market, upgrades, schools, taxes etc IMO - Flooring, crown molding etc not deal breakers but there are certain things that you should set as first filer: These are some items that you can NOT upgrade no matter what: - 2 story height living/family room if you like it - Master BR and bathroom size - Big walk-in closets (some of them are as big as 2nd bed room) - Conservatory / sun room - Full basement - Butterfly or curved staircase and dual stair case My 2 cents

From my limited Knowledge : 1) Look at the structural upgrades done to the house : If at all u need to do Structural upgrades there will be a lot of process involved apart from the money like going to the city to get the permission work done .. This tells how much they care about the house.. emotional angle + Money angle .. Tick Mark 2) Look at the big priced items like Granite floors... For a South Indian house Granite Upgrades are must .. The higher the granite level is the less porous - Also just dont go by their word saying that it's a level 5 .. For some builders level 5 is level 2 .. So do a basic analysis of how much they cost per Sq Ft ( Google with the granite top type and u will get the price easily ) so you will know what's the range of that granite 3) Pre Wiring for Camera's , Security systems , Music systems are very good upgrades as you need to do a lot of work to get these done later and then u need to compromise on the placements .. 4) For me upgrades which are not of much use - Carpets you will & should change the carpets when u buy a second hand home because how much ever u clean u dont want that stuff to be on you or ur childrn - Garage : Any upgrades done in the garage are based on their needs or not urs .. So it might suit u or it might not .. But only advice is dont try to fit urself in to their needs .. - Same goes for gardening .. |

If you are searching for old homes, work with a realtor. They will have the data like similar size homes sold in last couple of months in that area. That will help. Also Zillow is basic search tool, but the data is not 100% accurate in Zillow. Another tool if you know the address of that home, search for property records of that home in County website. You will get the value of that property assessed by county to collect property tax. Again this value is around 10% low compared to market price. Once you decide to buy the home, hire a professional to do full home inspection. Don't trust the home inspection reports given by sellers. |
