older houses lo major expenses after moving in is following 1) roof is major part. it cost you from 10k to 30k. After removing the roof, you may find frame might replacement. So you have to spend whole lot of money. Remember this has to come out of pocket. It is not loan 2) Furnace. If this breaks then you have to spend from 5k to 10k depending on quality of the furnace. If it is older than 6 to 8 years then you can expect at any time. 3) find the life of the plumbing and the wiring. If the wiring is not 200amp then you might need to redo everything. That would cost you from 10k to 30k. If the plumbing is older than 20 years than expect the leakage anytime. buying older houses has character and at the same time above all. You can ask seller either 10k deposit . HE might be ready to reduce price of the house but that would not help you anyway as it would from the loan. Raw cash is really hard to spend on house. that would not come back | ||

find out how,much it costs to replace the roof in your area. Numbers vary vastly depending on the location (state), you don't want to make an unreasonable offer if you really like the house | ||

Also 15k expense is depending on the size and location. Roof costs anywhere from 8k to 15k depending on those variables. Labour cheap ga vunde Texas lanti market lo close to 8k to 10k. Boston lanti places lo konchem ekkuva. | ||

you may use this for negotiation and get the price reduced, you may not get the full 15k reduction though. Or like you said you can go for a newer home with that differential | ||
