Lets say you pay $1500 in closing costs. You have to check both amortization tables to see after how many months there is a difference of $1500 on the principal remaining. So lets say the $1500 difference is after 2 years. If you are planning to sell or refinance before 2 years, no closing costs is better. After 2 yrs closing costs is better |

rajusk If you stay in the home and dont refinance again for the next two years paying the closing costs is a better option (for a $100,000 loan). The period will be even less for a larger loan. Since the loans are usually larger, it makes sense to pay the closing costs Of course it depends on a lot of things. If you have the additional $200 go for 20 year loan and pay closing costs. If you dont because of new expenses like a expected child etc, Go for 30 yr option and pay closing costs. Whenever you have money pay additional principal so that you can finish the loan before 30 years |
