Tg also investing in infra but outside Hyd.. Dist would benefit at the cost of Hyd.. Getting mfg companies is the only hope for Hyd... Gated communities will do well but lot of doubt's on other areas |

one observation is... main income sources for house constructions are 1) gains in RE 2) easy bank loans i believe TG govt should focus on new initiatives around the outskirts to maintain the RE prices so that demand continues... unless RE demand is maintained, it's hard to see individuals investing in construction which is the main driving force.. else it will have cascaded impact... |

Main employment generation comes from small builders and individuals... if they continue to invest in Hyd RE, Govt should focus on filling the gap. in a way, by addressing the gaps, this is good and TG locals will get jobs. if they dont invest, govt should focus on getting their confidence. This scenario will not help in creating the jobs for TG locals. |

to better understand the impact.... Do you have any numbers when other new states were formed in the recent past? like.. to what extent the individuals (from chathisgarh, uttharakand etc..) contributed/invested in their capitals when they were united? how the construction costs impacted due to scarcity of skilled labor, sand etc...? in how many years, they were able to fill the gap? do they have similar kind of freebies like we have currently (like free ration, free medical, fee reimbursement etc)? -- less freebies, faster to develop the skills and easy to fill the gap i hope AP/TG govt look at these metrics for better planning of their resources/revenues... |

New Capital needs.... not sure if you guys talked about these numbers... correct me if these numbers are wrong... 1. for new bldgs, ORR , metros, expecting to spend atleast 10,000 crs per year for the next 5-6 year by AP govt 2. Due to real estate boom, many individuals benefited in VGTM, Vizag & TPT areas.. already seen the increase in car sales... in addition to the regular yearly demand for new houses, expecting atleast additional 50,000 indivuals would go for new houses.. Assume each house would cost avg 40 lakhs.. Total expenditure from the private parties would be 50000 * 40 Lakhs = 20,000 crs these individuals are mainly from the above 3 areas due to increased RE prices.. in united AP, this wouldnt have happened.. now we have 2 states... So let's consider 20% would be the labor cost (not including contractors profits..)... 20% of 30,000 cr would go for Labor... i.e 6000 CR Normal labor cost is Rs 400 per day... Yearly it would be 300*400 (excluding sundays and holidays) = 1.2 lakhs Skilled labor (plumber, electrician etc...) takes Rs 600 per day... it would be 30*600 = 1.8 lakhs per year Assume Avg labor cost per year would be 1.5 lakh... Total additional labor requiremnt would be 6000 CR/1.5 lakh rupees = 4 lakh people Please note this is an additional labor requirement to the available construction resources in SeemaAndhra. Numbers would go up if AP govt & Individuals (mainly who benefited due to RE) spend even more... Assume 50% labor would come from Rajastan, Bihar, Orissa etc... What could be source for the other 50%.. isnt it Hyd? we worked with workers from Prakasam & Srikakulam dist in Hyd, considering these dynamics... So what if people go back to SeemaAndhra from Hyderabad? How easy to replace the skilled workers? TG govt is also planning to spend heavy in infrastructure...Labor cost would go up, big sharks like Aparna, MyHome could manage... How about small builders and individuals? How the impact would be if 2 lakh construction workers (50% of the total need) move out of Hyd? Expecting this would happen in the coming years once new capital work starts.. If construction works slow down in Hyd and labor move to SA and TG interiors (due to TG govt initiatives), wont it impact the hyd local business people? Also it would impact rental income to the locals and the spending power would be reduced too.. to what extent the impact would be? u may have unskilled labor but not having skilled labor will result lot of bottlenecks in construction... Do we have enough skilled people for this inorganic growth for the next 5-6 years... if you have any other numbers, please share.. How AP/TG govt should plan to overcome these issues? |
