I don't know anything about the project or the developer but based on what you posted it sounds like the developer is willing to sell at a steep discount to prevailing market prices for a comparable ready to occupy villa. In return, the developer expects a substantial payment in advance. This is a big red flag for me. A developer in good financial health usually doesn't do this. Only those who are in bad financial status and therefore unable to borrow money at a reasonable interest rate do such things. Such developers may fail to deliver and put the customer to a lot of stress and finally make them lose their investment. |

Nallagandla - More developed of the lot. Low risk low return option. Tellapur - Moderate return, moderate risk. Kollur - Least developed and most risky of the lot but expect higher returns. I hear that most developers in Hyderabad including the very old established names are taking customers for a ride by not handing over even after waiting for several years. So, I think it may be wiser to invest in a project that's nearing completion if not ready to occupy. The price may be somewhat higher but it's worth paying a little more to avoid immense stress and the risk of losing a lot if the project developer fails to complete the project. |
