Delhi is a different kettle of fish in terms of Real estate. Unlike Bangalore or possibly Hyd too, here the builders sell the area unlike leasing. So if you go down the mall road in Gurgaon here, there will be atleast 30% empty spaces because these would have been sold to some investor who wants to park some black money. Just like residential, they don't care about rents and they just keep their spaces empty. So some of the malls have an empty deserted look. Similarly in Aerocity, some of the owners are just sitting on their area and have not leased it out as yet or are not getting it at the rate they want. Most of the hotels are bleeding, especially those facing the runways, as they have to keep those rooms vacant, have bullet proof glasses etc. In fact the entire area has enhanced security as it is in the airport. Airtel has taken a couple of huge buildings, they should be ready soon. But all in all, the occupancy is not yet 100% in the commercial because the building are not yet done or people are just squatting. But the biggest factor is that the Delhi airport is bang in the city, who will want to set up a corporate office in Shamshaguda or stay in hotels there. | ||

Aa SEZ boom time lo andaru chesindi idhe kada, lands lakkovatam, SEZs announce cheyatam to related parties, raise land rates near the surrounding areas, and fool investors. The govt. can take the initiative to get some good training institutes, research institutions, partnership cells of IITs, etc. to get an ecosystem going.

Hardware park is usually hard to attract but Vizag has a good chance due to availability of water, power and airport....Chip manufacturing at the cutting edge is near impossible in India due to economies of scale, however board-level design and electronics/computer assembly is a possibility. For board-level design and assembly, we need skills development in AP. | ||
