As the uncertainty over Andhra-Telangana settles, Hyderabadis have shown a keen interest in buying properties, especially in the budget range of Rs 60-100 lakh. Magicbricksâ *PropIndex (India Apartment Index) report, Apr-Jun 2014 issue, reveals that demand for properties priced in the range of Rs 60 lakh to Rs 1 crore has doubled over the quarter. However, the report also indicated that there was a demand-supply mismatch in this category as availability of properties in this vertical remained constant. *PropIndex is the quarterly India Apartment Index report by Magicbricks.com. Veera Babu, office head, Hyderabad, Cushman & Wakefield said, âThe rising demand is an indicator of the fact that home buyers are more confident of buying properties in the city post the split. Being the economic centre of the state, buyers are sure about price appreciation in times to come which will earn them capital gains.â Your search for property in Hyderabad ends here! On asking why a steep increase is noted in this particular budget range, Aviral Shetty, a local broker replied, âProperties in this range are available in higher configuration with amenities like car parking, club, gymnasium with gated community, features as desired by bachelors and couples who remain out for entire day but want a relaxing and recreational environment once they come back,â âHyderabad does not have an active nightlife like Pune and Chennai. Hence, people prefer a housing society where they can spend their evenings working out in the gym or socialising with like-minded neighbours. Investing in such townships appeals to young buyers,â says Keshav Sharma, a local resident, working in Hyderabad for the past two years. Interestingly, most of the demand in this particular budget range is for apartments as villas and bungalows are no longer available in this price bracket, except in localities like Bachupally and Gopanpally which have a rural set-up and have construction related constraints. Buyers are inclined towards the western quadrant of Hyderabad which includes localities like Kondapur and Madhapur where abundant options are available in this particular range. Other localities on the Mumbai Highway have also attracted buyers because of new developments in this area. According to Magicbricks data, a 3BHK multi-storey apartment is available at a starting value of Rs 60 lakh in Kondapur as well as Gachibowli. However, you can buy a smaller apartment in the same price range in Jubilee Hills, Hyderabadâs premium location. Attapur is another location which offers bigger apartments of 3 and 4BHK in the same price range and close to commercial areas. If you want to buy in Hitec City, you may need to compromise on apartment sizes as Rs 60 lakh will fetch you an under-construction 2BHK apartment. You may need to shell out an extra Rs 5 lakh for a ready apartment of the same size. When Magicbricks enquired about the profile of buyers and investors, local realtors unanimously agreed that majority of the transactions are being carried out by the IT/ITeS workforce. âProperties in Hyderabad are comparatively cheaper than any other metro city. People working in the city purchase property because of affordability and exit as soon as they shift their base from here. Itâs basically a âfloating populationâ that is making transactions here,â said Shetty.
