You mentioned that the property was renovated after the Fire right? so they must have taken care of those issues in that process. Anything at all they will definitely find them in the inspection and if he is still suspicious about it then your friend can follow up with the city and see if he can get a copy of the Fire report and to what extent the damage was. Yes, its completely renovated, he went and saw the property. he will get it inspected with certified inspector also.. his only worry is later at some point he will see it, will this fire damage affect the pricing even though it didnt happen wehn the property is under him |

insurance should take care of any future incidents and your friend should buy insurance if he is going to take next steps.. if the decision is related to sentiments, it should be personal decision and they shouldn't seek other's inputs ani naa feeling.. yes, insurance is must.. he doesnt have sentiments. if he take the property, will this affect pricing when he want to sell may be after 4 to 5 years? |

Is the property coming empty or with current tenants? is this a commercial property? 30K antey sounds like a residential. if it comes with current tenants then they go have to redo the leasing documents. And if it is commercial most of the times they have to bear the lease holdings. Realtor would be the best bet to advise on the price based on the location, and a home inspection is a must so he can negotiate the price based on the inspection outcome. all, my friend who is in Vancouver is in dilema to buy a investment property. here are the details. please provide any suggestions he was planning to buy a duplex house($680k) with income of $30k per year(he can live in one floor still he get $30k). he gave an offer but before closing in 2nd floor kitchen got fired. so he dropped his plan. now, the same property is in market with $760k. he took a look at the property and entire building was renovated. he is thinking of taking the property. he just called me asked my opinion. i said take it as long as no issues(he will do inspection before taking). if he take the property is he liable for anything? Please share your thoughts |
