go to e loan or such sites and shop for good lending rates...find out if this is the right time to buy ... end of year vs beginning of year.. in my experience small time lender generally have more bargaining room regarding APR... big lenders (Wells, BofA, Chase) have to go by their guidelines.

ask for GFE(good faith estimate) go through all the charges they are going to charge thoroughly..
if you have a questions clarify with your lender..

if you have GFE then we can discuss weather they are legitimate charges or not..

Clutter in home, give more space to kid, entertainment..
On top of it, I believe I can afford the house for now. You may ask about future..which I am not sure and I can plan only for a limited time.
