Look at the business model followed by Gowtham and Chithanaya, both are started around the same time.... Gowtham vaalu conservative approach tho velaru first few years they made good money dhani tho they brought a site in gudavalli and constructed a big college with huge bank loan, they could not go for any other expansions because of cash flow for the next few years.... on the other hand Chithanaya kept on opening new campuses year by year in rental places and made hell lot money and fame Jai NTR, Jai Jai TDP | ||

Pakka thread lo dobbulu edutunnaru for side tracking.. Let's take Ongole example. Land + Building constr cost - 1.8 C Rent per month - 1.2 L = 14.4 L per year. So it comes out to less than 8-9%. So it doesn't sound great to me. Also, full cash parties ki ayithe it might possibly work out in the long term. People like me have to go for bank loan for this project.
