market has become healthy now. people who want to buy for living will find the market fair, investment purposes waste. Prices have corrected but it doesnt mean you will get deals at rock bottom prices. We have a huge population, land is still very very valuable, this is a good time to buy before the next big economic bull run. Vijayawada and Vizag prices maybe increased but there will be no dramatic difference.

Filmnagar lo Lanko ki saana dooram kadaa...I mean you have to cross Gacchibowli to go to that area kadaa? am I missing something here? ("common sesnse" ani maatram anaku :-))

construction costs will be less but the savings they have by this is less compared to the establishment costs in case big builders...... at the end of the day amount spent for a SQFT by a big builder is more when compared to a small time builder....

The fortune towers in madhapur which is close to "nectar gardens" locality has some open drainage right next to it.It beats me how people can live like that considering it is prime property and not a slum type of area.To my knowledge it has been like that for the last 4 years at least and nothing has been done to fix it.
Almost same issue with aparna kondapur.

phase 7 or 13?.. indu constructions row houses are also in kukatpally 7 or 13 i am not sure..but they say madhapur cuz its abt 3 or 4 kms from hitech city...they started the construction some 5 years back i guess..initially it was 75 lakhs for row house...later it went up to 1.80L...i am not sure how much it is now after the re debacle..

I think you are referring to Indu fortune towers.There is a railway station right next to it(it is no fun listening to the constant train noise, I know because I live in this area) and it comes under kukatpally phase13.some people refer to it as madhapur just to enhance its value.

Aparna towers in kondapur has some open drains around, so I guess if one is hell bent on purchasing over there,try the top floors so u can avoid the smell and mosquitoes.

L&T serene county current rate is 3750/sq ft which they claim as discounted promotional rate.Aparna quality is good but location wise I would prefer any place in and around gachibowli.There is too much vehicular pollution in madhapur/kondapur and some open drains around some of these apartment buildings.The only negative about L&T is affordability and not so stellar outward appearance/elevation.

Which one among these is good in terms of quality?
