Kakapothe teesukunnaka ee 8-9 months lo value pedda perigindi ledu and same time taggaledu.....sustaining!

Same here, have lot of friends in Ashburn. These are well built houses with big lots. Most of these houses are 3/4 acre lots. People even now are paying 475K+ for new attached single family homes (3 single family units are built in a lot with common yard for all three units) in this area. 515K is a good deal if you are planning to stay put in this house for at least 5 to 7 years. If this is an investment house, forget it.

Suggest to go forward to buy or back off from the contract.




Been a housing bear since 2003...Never bought a home....Proud renter....

Unless you have a very stable job(Read non-outsourcable/US Federal Govt) .....Please do not get into buying a home...Even Fannie is trying to outsource( An AbInitio project to CAP GEMINI) in the guise of Test Project ...

I don't see much of a short sale here in buyer's perspective as your offer is $515k when it is assesed for $530K. It sure is a short sale for the bank as the seller probably still owes more than the current worth of the house. That doesn't mean you are getting a good deal. You should get an independent appraisal first

Did u get an appraisal as well? Sometimes(especially during bad markets) assesed values are higher than the actual appraised value. Also make sure you get a complete inspection of the home before you commit. usually owners don't abuse the short-sale homes like they do with foreclosures. But you shud still get an inspection

That is 2003/2004 market price. That is a good deal I think. What is the Loudon County assessed value for 2010? I would base the decision based on that. Be prepared for at least another couple of years of market instability.
